Villa Lucia is a charming and luxurious villa for 6 people in the heart of Lot-et-Garonne, just 3 km from the Garonne River and near the charming town of Agen. The villa is nestled among picturesque villages, rolling countryside, and vineyards – an ideal location for a relaxing holiday in southwest France.

Layout of the villa
The spacious living room is stylishly furnished with antique furniture, chandeliers, and hardwood floors. Large glass doors provide plenty of light and direct access to the terrace and garden. Adjacent is the dining room with a dining table for 6 and a second dining area on the balcony overlooking the pool and garden.
There is an additional TV room with a flat-screen TV (French and English channels) and a DVD player. The mezzanine level offers a quiet workspace with a desk – ideal for those who need to work in between.

There is also a guest toilet, washing machine, ironing facilities, Wi-Fi throughout the villa, and air conditioning in the living areas and two bedrooms on the first floor.
There are three bedrooms:
Bedroom 1 – Double bed, garden and pool views, spacious bathroom with a walk-in shower and rain shower head. A staircase from the first bedroom leads to the second bedroom. For privacy, there is a door at the bottom of the stairs, as well as a separate door to the bedroom itself.
Bedroom 2 – Double bed, walk-in wardrobe, ensuite bathroom with shower, and direct access to the garden.
Bedroom 3 – Double bed, washbasin, and French doors leading to a large wooden terrace overlooking the garden and historic details of the house.
Please note: Due to stairs and balconies, children aged 5 and over are welcome.
Outdoor Living & Private Pool
The villa is situated on a 30,000 m² plot with lawns, a wooded area, and complete privacy.
The private pool (11 x 5 meters) has wide steps and is located on a sunny terrace with sunbeds and parasols. Next to the pool is a pergola and a practical outdoor kitchen with a sink, refrigerator, and microwave – perfect for long summer days outdoors.

The property is quietly situated on a country lane. The owners sometimes stay in the house across the street during the summer. As this is their main residence, personal belongings are present.
Villa Lucia is a perfect base for hiking, cycling, and water sports on the Garonne River. Nature lovers can visit the Frayère d'Alose nature reserve along the river.
In Agen, you'll find shops, restaurants, markets, golf courses, and an SNCF train station for day trips. Also visit the Saint-Caprais Cathedral in Agen, the Musée des Beaux-Arts d'Agen, or take a trip to the charming town of Nérac, known for its bridge over the Baïse River and its historical connection to Henry IV of France.
The villa is approximately a 1.5-hour drive from Bergerac and Toulouse airports.
