The villa has almost 250m² of surface with a spacious living room.
And is distributed over 2 floors with on the ground floor:
A large living room of 60m² with a seating area around a beautiful stone fireplace and a dining area for 10 people.
An adjoining open fully equipped kitchen with a gas cooker, espresso machine, microwave, oven and fridge, and a table where you can enjoy breakfast.
A laundry room with a second fridge, washing machine and storage room
A first bedroom with two single beds that can be combined together, bedside tables and wardrobe. A sofa bed offers more sleep flexibility. A beautiful private bathroom with a fully tiled walk-in shower, sink and separate toilet.
In the 2nd wing of the villa are 3 double bedrooms. Each bedroom has direct access to the garden and the swimming pool via patio doors and has a private bathroom with shower, sink and toilet.
From the lounge leads a beautiful staircase to the first floor.
Here you will find the 5th bedroom with a double bed, wardrobe and a balcony overlooking the front of the house. This bedroom also has a spacious bathroom with a recessed corner bath, separate shower and double sinks.
A separate toilet completes this floor.
The central underfloor heating and the large fireplace make the villa attractive for rent during Christmas and in the low season.
All shutters are electrically and remotely controlled.

The garden is about 3000m² and completely private.
The garden with grass is ideal for ball games. Each room on the ground floor has direct access to the garden. The garden is fully fenced and has an electrical gate with an intercom for your privacy. The large 70m² terrace is equipped with a large table and 10 chairs, where you can enjoy an aperitif or meal. The swimming pool (10m x 5m) is fully private and has a depth of 1m50. Access to the pool is by two steps so you can cool off like in a jacuzzi! For the comfort of our guests, the swimming pool is heated from May till September. There is a covered parking for one car. On-site is enough space of 4 other cars.
During the high season, preference is given to a rental of two consecutive weeks. Single weeks will be accepted as soon as they appear.
Located at 12 minutes from the historical center and the Market of Sarlat; the Medieval City, gardens and forest. The Dordogne river with beaches at 5km .
