Everything is located on the ground floor and is spacious and decorated with light materials. The sitting and dining room is equipped with a large table. The large corner sofa and the coffee table surround the beautiful stone fireplace, which can be used during the middle and low season. TV and internet are available by using wifi. Thanks to the large window you have an idyllic view of the garden from the living room. The kitchen has large worktops and a wide range of appliances including an oven, microwave, Smeg fridge, gas hob .... The high table and 4 bar stools offer a cozy space for breakfast. The utility room has plenty of cupboard space and has a sink, washer / dryer, and iron and ironing board.
There are 4 bedrooms
Bedroom 1 has a large double bed (160 cm wide) and a large wardrobe. There is a bathroom with bath with shower, sink and toilet.
Bedroom 2 has a double bed (140 cm wide) and a door that gives access to the back garden. This bedroom has a dressing area in the hallway.
Bedroom 3 is ideal for children and offers a bunk bed and a chest of drawers. A folding bed is suitable for two additional children.
Bedroom 4 has a large double bed (160 cm wide) and a wardrobe. There is a shower room with a shower, sink and toilet.

The house is extremely comfortable but you will spend a lot of time in the pool or on the terrace. The terrace runs the full length of the house and offers a beautiful view of the surrounding countryside and the valley. The terrace is partly covered with a venetian blind and offers shade where you can dine. There is a dining table for 10 people and a built-in barbecue. A fire pit is available for cooler evenings. The beautiful pool of 10m x 5m has a shallow end and a deep end, ideal for small and larger guests! The pool is secured by an alarm and is heated from May to September. The garden of more than 5000m², is surrounded by no less than 18000m² of forest and prairies, and offers as many different places to relax, in the shade of the fruit trees, where you can enjoy the view. The gravel area at the back of the house is ideal for petanque / jeu de boules competitions! There is ample parking for up to 4 cars. There is a garage available for 1 car. The site is closed by an electric gate.
The heated pool is open from the beginning of April to the end of October
The house has an ideal location in the heart of the Dordogne and is close to all the famous tourist attractions of the area. The medieval town of Sarlat, the pretty villages Beynac, La Roque Gageac, Domme, Belvès, the valley of the Vézère ... are all within a radius of 25 km. A footpath leads to the village of Beynac just 800 meters from the house. In Beynac you will find small essential stores: bakery, butcher and small supermarket. Larger shops and a great weekly market can be found in St Cyprien (8 km) or Sarlat (14 km). The Dordogne river is just 5 minutes away, where you can take a boat trip on the traditional "gabarres" or rent a canoe.
